2. Booking & Contract Formation

A binding accommodation contract is formed when a booking is submitted and payment is successfully authorised via Stripe, confirmed by a booking confirmation email.

3. Prices & Payment

All prices are in EUR including VAT. The total includes accommodation, cleaning fee (if applicable), and a 8 % service fee. Payment is processed exclusively via Stripe. The price displayed at payment confirmation is binding.

4. House Rules

Check-in from 15:00; Check-out by 11:00.
No smoking in any part of the property.
No parties or events without prior written consent.
Pets allowed only in designated properties, subject to a pet fee.
Guest is liable for any damage caused during the stay.

5. Cancellation Policy

Important: Under Art. 7(1)(k) of Slovak Act No. 102/2014 Coll., accommodation services are exempt from the 14-day withdrawal right applicable to distance contracts.

Each property is assigned one of four cancellation policies, shown at booking. Current policies:

Flexible cancellation

Full refund if cancelled more than 24 hours before check-in. No refund within the last 24 hours before check-in.

Moderate cancellation

Full refund if cancelled 5 or more days before check-in. 50% refund if cancelled less than 5 days before check-in.

Strict cancellation

Full refund if cancelled 30 or more days before check-in. 50% refund if cancelled 7–29 days before check-in. No refund within 7 days of check-in.

Non-refundable

After payment confirmation, the reservation cannot be cancelled with a refund.

You can cancel directly from your account under Bookings, where the exact refund amount is shown before you confirm. Alternatively, contact info@rsproperties.sk.

6. Complaints

Complaints must be reported within 24 hours of discovery to info@rsproperties.sk. Alternative dispute resolution: Slovak Trade Inspection (SOI) at www.soi.sk. EU online dispute platform: ec.europa.eu/consumers/odr.

7. Governing Law

These terms are governed by Slovak law. The Privacy Policy forms an integral part of these terms.
